- Delineated Area Map U.S. GOVERNMENT The General Services Administration (GSA) seeks to lease the following space: State: Texas City: Corpus Christi Delineated Area: North : U.S. Highway 181, Texas State Highway 361; East : Texas State Highway 361; South : Texas State Highway 358, Oso Bay, Oso Creek, Texas State Highway 44; West : Interstate 69, Interstate 37, U.S. Highway 77, County Road 47, County Road 64, County Road 2289, County Road 631, County Road 1074. Minimum Sq. Ft. (ABOA): 13,650 Maximum Sq. Ft. (ABOA): 13,650 Space Type: Office or Flex and related space Parking Spaces (Total): 71 Parking Spaces (Surface): 71 reserved, secured, fenced, onsite/adjacent Parking Spaces (Structured): N/A Full Term: 15 Firm Term: 10 Renewal Option: 5 Additional Requirements: Existing Buildings only, No Build-to-Suit offers will be considered. Agency prefers to be located near site to be identified for procurement 4TX0739 Contiguous space is required. If multi-tenant, the other tenants are not to be retail or generate heavy public and vehicle traffic. Government shall have access to the space 24/7/365. Government shall have the right to mount antennas on the roof of the building. Agency cannot be collocated with federal, state, or local government agencies, or private firms whose primary clientele are involved in or have ties to criminal elements. Agency cannot be collocated with agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare type programs, as well as private law firms representing drug offenders. Building entrances/exits are not to be located within a designated drug-free zone (typically this is within 1,000 feet of a school or park boundary). Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Action: for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: · Building name and address and location of the available space within the building; and · Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; and · ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; and · Date of space availability; and · Building ownership information; and · Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; and · Energy efficiency and renewable energy features existing within the building; and · List of building services provided.
