- Expanded Delineated Area Solicitation 5WA0440 - Modified Expressions of Interest General Services Administration (GSA) seeks to lease the following space: State: Washington City: Seattle Delineated Area: North: Mercer Street, extending in a straight line to the waterfront to Aurora Ave/99 to Lake Union to E. Roanoke Street to I-5. East: Interstate-5 South: S. Holgate Street, extending in a straight line to the waterfront and I-5 West: Puget Sound (waterfront) Minimum Sq. Ft. (ABOA): 23,114 Maximum Sq. Ft. (ABOA): 24,270 Space Type: Office Parking Spaces (Total): 50 reserved; structured or surface; secured* Full Term: 20 years Firm Term: 10 years Additional Requirements: No Top Floor Space; No First Floor Space; Space Must Be Contiguous; Law Enforcement Agency; Minimum 6’8” Height Parking Garage Plus additional proximity restrictions. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic (RP8) and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. *The Government seeks 50 reserved, structured, and secured (fenced) parking spaces. However, interested parties may offer alternative parking formations to be considered by the Government (e.g. combination of structured and surface). Expressions of Interest Due: 5 pm Pacific, April 15, 2016 Market Survey: TBD Occupancy (Estimated): By June 2017 Expressions of interest must include the following information: 1. Building name and address and location of the available space within the building; 2. Rentable square feet available and expected rental rate per rentable square foot, fully serviced; 3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy efficiency and renewable energy features existing within the building; 8.
