General Services Administration (GSA) seeks to lease the following space: State:NC City:Greenville Delineated Area:•North: W. 5th St. to W. 10th St. to Greenville Blvd. SW •South: E. Fire Tower Rd. to S. Memorial Dr. •East: Greenville Blvd. to E. 14th St. to E. Fire Tower Rd. •West: S. Memorial Dr. to W. Arlington Blvd. to W. 5th St. Sq. Ft. (ABOA) Minimum:850 Sq. Ft. (ABOA) Maximum:1,300 Space Type:Class A office and related space Parking:8 spaces total, including 3 reserved spaces for Government Owned Vehicles Full Term:10 Years Firm Term:5 Years Additional Requirements:•Offered space must be in one contiguous block on a single floor •Offered building must have the ability to accommodate ISC Level II Security Requirements •Offered space should have no history of heavy industrial use and not be located in a retail/commercial plaza Authorized Contacts:GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, Cushman & Wakefield. Offered space must meet all Government requirements contained in the Request for Lease Proposals and Lease to be issued, including requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards by the required occupancy date per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Not all minimum requirements are reflected in this advertisement. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing no later than April 27, 2016 and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1.Building name/address and the location of available space within the building; 2.Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; 3.ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, inclusive of a Tenant Improvement allowance of $48.80/ABOA SF, meeting GSA's standard building shell requirements; 4.Date of space availability; 5.Building ownership information, including parent company, if applicable; 6.Amount of parking available onsite; 7.One-eighth inch scale drawing of space offered; 8.Name, address, telephone number, and email address of authorized contact; 9.In cases where an agent is representing multiple ownership entities, written acknowledgement; 10.Permission to represent multiple owners for the same submission.
