- U.S. GOVERNMENT Project #5AZ0148 General Services Administration (GSA) seeks to lease the following space: State:Arizona City:Douglas Delineated Area:City Limits Minimum Sq. Ft. (ABOA):4,540 Maximum Sq. Ft. (ABOA):4,767 Space Type:Office Parking Spaces (Total):Per local code Parking Spaces (Surface):1 reserved Parking Spaces (Structured):0 Parking Spaces (Reserved):1 Full Term:15 Years Firm Term:10 Years Option Term:None Additional Requirements:Space shall be located not more than the equivalent of two city blocks from a primary or secondary street. Efficient use of space: configuration (space should be no more than twice as long as it is wide), size, number, and placement of columns (columns must be at least 20' from any interior wall and from each other, and be no more than 2' square) First floor or upper floor contiguous space (on one floor) with a minimum of two accessible elevators. One accessible elevator may serve as a freight elevator. The space shall have at least one separate employee entrance providing ingress without going through the reception area. More than one employee entrance may be required depending on the floor plan. Separate restroom facilities, accessible to the disabled, must be provided for employees as well as for the public. Employee restrooms will not be part of the net useable space. They must be located on the same floor as the SSA office. Employee restrooms will be for the building tenants only and will be locked and keys provided for the employees. Public restrooms must be located near the public entrance to the space or from a public corridor without requiring access to the employee's work area. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Douglas, AZ, that will be expiring 8/06/2018. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to this advertisement.
