Description
U. S. DEPARTMENT OF VETERANS AFFAIRS WANTS TO LEASE SPACE The U. S. Department of Veterans Affairs (VA)and the Robley Rex VA Medical Center desires to lease sufficient Rentable Square Footage (RSF) of real property space to yield up to approximately 9,999 Net Usable Square Feet (NUSF) in Jefferson County, Kentucky, for use as Medical Administrative Space. The space must be on no more than one (1) floor and can be provided by new construction or modification of existing space. The Government requires a minimum of 35 on-site parking spaces, which includes 2 parking spaces reserved for government owned vehicles. However, due to relatively recent efforts by the VA to reduce the area assigned to administrative personnel, at the minimum required parking the VA would need to adjust the Program for Design (PFD). At the current PFD, the VA would require 70 parking spaces, which is considered optimal in scoring of proposals. Due to this ratio being out of lease market norms for this area, the VA encourages offerors to offer proposals for their property that best meets the general intent for office space at the available square footage below the stated maximum. The VA will not assign more people to the property than the number of agreed upon parking spaces will allow. Offeror shall include the cost of parking as part of the rental consideration. Space within or fronting on the following boundaries will be considered: North: River Road South: Interstate 264 from Interstate 65 to State Highway 155, then State Highway 155 East: Interstate 265 West: 1 Mile West of Interstate 65 A market survey of properties offered for lease will be conducted by VA.
