- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Dallas Delineated Area: NORTH BOUNDARY: Starting at the intersection of Highway 2499 and Highway 1171 (W. Main St.) going east to Highway 121; continuing east on Highway 121 to Highway 544 (Parker Road); continuing east to the intersection of Highway 544 (Parker Road) and Dallas North Tollway EAST BOUNDARY : Starting at the intersection of Highway 544 (Parker Road) and the Dallas North Tollway; travel south on Dallas North Tollway to intersection with I-35; travel south on I-35 to intersection of I-35 and I-30. SOUTH BOUNDARY : Starting at the intersection of I-35 and I-30, travel west on I-30 to intersection of I-30 and Highway 360. WEST BOUNDARY: Starting at the intersection of I-30 and Highway 360, travel north on Highway 360 to Highway 121; travel north on Highway 121 to intersection with Highway 2499 (International Parkway); continuing north on Highway 2499 to intersection of Highway 1171 and Highway 2499 (International Parkway) Minimum Sq. Ft. (ABOA): 226,957 (approximately 150,000 SF of Light Industrial space and 76,957 SF of Office and related space) Maximum Sq. Ft. (RSF): 261,000 Space Type: Office and light industrial Parking Spaces (Total): 8 Parking Spaces (Surface): 8 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 8 Full Term: 20 Years Firm Term: 15 Years Option Term: None Additional Requirements: Three loading docks are required (five are preferred, or the capability to add two in the future if only three are existing), one minimum ground level loading dock, additional loading docks can be above grade level. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
