- DEPARTMENT OF VETERANS AFFAIRS (VA) REQUIREMENT TO LEASE SPACE The VA is seeking to lease space for a Community Based Outpatient Clinic (CBOC) in Danbury, CT. The new space would replace and expand a CBOC that the VA has occupied for more than 10 years. VA plans to conduct an open-market competition for the new space. The space must be on no more than one floor, and provide up to 5,826 net usable square feet/7,865 rentable square feet. On-site parking for 52 vehicles is required. A lease for up to 10 years, with 5 years firm is contemplated. Term to be finalized prior to lease award. Occupancy is desired on or before 1 April 2018. The space to be considered shall be within the Danbury, CT delineated area as follows: Within a 5-mile radius of the existing Danbury CBOC, which is at 7 Germantown Road, Danbury, CT 06810. Offerors must provide evidence that properties are outside the 100-year flood plain. VA reserves the right to conduct a formal market survey of prospective properties. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors and public toilets required by local code. The VA is limited by law (41 C.F.R. section 102.73.55 to acquire leases "on the most favorable basis to the federal government, ¦ at charges consistent with prevailing market rates for comparable facilities in the community." The VA is not required to award a lease based upon responses to this advertisement. This is not a solicitation. The VA will provide a complete lease package to offerors that appear capable of meeting its space requirement. That package includes a Request for Lease Proposals (RLP/solicitation), Lease and related documents.
