Description
DEPARTMENT OF VETERANS AFFAIRS (VA) COMPETITION FOR EXISTING LEASE LOCATION The VA currently occupies 23,864 net usable square feet (nusf) of office space at 2301 E. Lamar Blvd., Arlington, TX 76006. The current lease expires on September 20, 2016. The VA is seeking to lease a total lease space of 17,227 RSF. The VA is conducting a competition for a succeeding lease and will relocate if advantageous to the Government. The cost of moving, alterations, IT lines and cable install, and Lease buy-out costs will be considered when determining whether to relocate. The space must be on no more than one floor, and provide between 15,000 to 15,300 net usable sq feet of space. On-site parking for 70 vehicles is required. A full service lease for up to 10 years with the government having 5 years firm and one 5-year renewal option will be considered. Occupancy required by September 30, 2016. To be considered, space must be within or bordering a delineated area as follows: "Northern Boundary - NE Green Oaks Blvd "Southern Boundary - West and East Division Street "Eastern Boundary - North Great Southwest Parkway "Western Boundary - East Chase Parkway and NW Green Oaks Blvd Offerors must provide evidence that properties are outside the 100-year flood plain. A market survey of properties offered for lease will be conducted by the VA if deemed necessary by the Government. Highway 67, Suite 100 Duncanville, Texas 75137 972-708-0820 E-mail: Terri.Wyche@va.gov Interested offerors should include the following information: "Name of building and Address "Net Usable Square feet available "Number of Parking Spaces available "Rentable Square feet available and rate per rentable square feet(rate must be inclusive of all utilities and services) "Contact information of Owner or Authorized Agent Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government is limited by law (41 C.F.R. § 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
