SYNOPOSIS: U.S. GOVERNMENT seeks to lease the following office space through the Automated Advanced Acquisition Program (AAAP): State:Washington City:DC Delineated Area:Northern Boundary starting on 10th St, NW to "D" Street (South) Southern Boundary starting at the intersection of Pennsylvania Ave and 10th St, NW continue South East on Pennsylvania Ave and turn North on 9th St NW and turn East on D St NW to 1st Street NW (East) Eastern Boundary starting 1st street to New York Ave to 10th St NW (North) Western Boundary starting at New York Ave to 10th Street NW (West) Minimum Sq. Ft. (ABOA):1,534 Space Type:Office Parking Spaces (Structured):5 Full Term:10 Years Firm Term:10 Years Option Term:N/A Additional Requirements:Contiguous space is required. Space must not be located at or below grade. Space will be located not more than 4 city clocks from public transportation service. Space will be no more than twice as long as it is wide. Facilities will be cleaned between the hours of 8:30 a.m. and 5:00 p.m. Space will be located in a professional/business environment, free of non- administrative offices, processes, or activities of any public or private entity. Space shall not be located on any floor housing vendors of food or services of any kind, or any activities, which result in the congregation of individuals in hallways and/or corridors. Adjacent office activities must not be of a nature that threatens the confidentiality of SSA-OIG informants and witnesses, or the security of arrestees and agents. Reserved, off-street parking spaces with 7-day/24-hour access are required for ‘U.S. Government Vehicles'. The parking must be paved, striped, and graded for proper drainage. The parking must be lighted and located on site. All keys must be turned over to OIG, including master keys. No one outside of OIG will have keys to OIG space. To gain access to the OIG space, the lessor must be escorted by an OIG representative. The OIG will provide a minimum of 4 representatives to be contacted, with at least 24 hours' notice, to request an escort for access. In an emergency situation only, the lessor may force entry if OIG is not able to provide an escort within 2 hours of notification. HOW TO OFFER: The Automated Advanced Acquisition Program (AAAP), located at https://aaap.gsa.gov, will enable interested parties to offer space for lease to the Federal Government in response to 16-NCR-6DC0312. In addition, the Government will use its AAAP to satisfy the above space requirement. Interested parties must go to the AAAP website, select the "Register to Offer Space" link and follow the instructions to register. Instructional guides are offered in the "HELP" tab on the AAAP website. Once registered, interested parties may enter offers during the "Open Period," which will typically be the 1st through 7th of each month, ending at 11:59 PM EST on the 7th of the month. The next Open Period is June 1, 2016 to June 7, 2016, ending at 11:59 PM EST. Lease award will be made to the lowest price, technically acceptable offer, without negotiations, based upon the RLP requirements package found on the AAAP website. During the Open Period, offerors will be permitted to submit new offers or modify existing offers. Offerors can draft an offer at any time; however, you can only submit an offer during the Open Period. The offered space must comply with 16-NCR-6DC0312 and must meet Federal Government, State, and Local jurisdiction requirements, including requirements for fire and life safety, security, accessibility, seismic, energy, and sustainability standards in accordance with the terms of the Lease.
