Description
The Government currently occupies 35,000 rentable square feet (RSF) of Depot and support space comprised of 5,673 rsf of office and 29,327 rsf of air-conditioned depot space. The space must be functional, efficient, while providing a safe and comfortable environment for training and staff. The Government requires space to be available within the area of Grand Prairie, Texas for immediate occupancy. The space must be fully serviced and the Lessor must provide the following services as part of the operating cost including fees; full maintenance and operating (O&M), phone, electrical, gas, water/sewage, cable TV, High Speed Internet, Janitorial services, security monitoring (Intrusion Detection System, IDS), pest control, waste deposal, recycling, and other reasonable requirements that the Government request through the term of the lease at the expense of the Government. Physical Security requirements will be required at the expense of the Government. • Minimum RSF: 35,000 • Space Type: Depot • Parking Surface Space: 28 • Full Term: 10 years • Firm Term: 3 years • Cancelation: with 365 days written notice throughout years 3 through 10 or upon the 3 year anniversary • Physical Security Requirements: The National Institutes of Health (NIH) will determine the minimum physical security requirements at the expense of the Government. • Offered space must meet Government requirements, as per the terms and conditions of the lease along with requirements as stated herein. • Ceiling height: minimum 24 feet to maximum of 32 feet clearance from the finished floor to the underside of the finished ceiling. • The proposed lease shall be fully serviced • Offered Space will not be in a 100 year flood plan The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements as well as costs likely to be incurred through relocating such as physical move costs, replication of tenant improvements and telecommunication, data, and security infrastructure. The Government decision regarding whether to relocate will be based, in part, on information received in response to this advertisement. Other Support Services: Janitorial, maintenance/repair, security monitoring (IDP and CCTV) within control space, pest control, recycle for paper/glass and other recyclable products normally included in office environment. 8.
