Description
The General Services Administration (GSA) seeks to lease the following space: City, State Frankfort, KY Delineated Area: For locations bounded by, on or fronting - Start Point : intersection of US HIGHWAY 127 and US HIGHWAY 421 (near River View Park) · North : US HIGHWAY 421 / Wilkinson Blvd. · East : US HIGHWAY 60 / Versailles Road · South : INTERSTATE 64 · West : US HIGHWAY 127 / Buford Van Meter Memorial Highway End Point : intersection of US HIGHWAY 127 and US HIGHWAY 421 (near River View Park) Minimum Square Footage (ABOA) 10,292 Maximum Square Footage (ABOA) 12,840 Space Breakdown: Offered space will be broken into 2-blocks with the following minimums - § Block A: 8,656 ABOA § Block B: 1,636 ABOA Space Type: Office & Related Space/ Hearing Rooms Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 4 (assigned to Block A) Full Term: 10 years Firm Term: 5 years Option Term: NA Additional Requirements: Right to terminate clause after firm term. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully-serviced Lease is required. Offered space shall not be in the 100-year Floodplain. Lease Summary A. Statement of Requirements The Government is seeking a lease for space meeting the following requirements: The Location should not be located within the immediate vicinity of railroad tracks. Sites located directly on or near a roadway which represents a hazard to our customers will not be considered. Determinations of hazardless access will be determined by Tenant-Agency. For example: § primary entrance to building must be accessible for all persons with special needs; § Street level contiguous space is preferred. Contiguous upper floor space on one (1) floor that meets GSA lease criteria and has handicapped accessible elevator service to the Government office floor is an acceptable alternative; § freight elevator must be one of the accessible elevators § sufficient general parking as specified by local code requirements – § When public transportation is available, passenger stops must be within two (2) blocks of the space.
