Buildings should be a single story structure, however a two-story building will be considered if the first and second floors of the building meet ADA requirements. 2. Minimum ceiling clearance in the workshop areas must be 15 feet or greater and the building must have at least one 14 foot high by 12 foot wide electrically operated overhead coiling garage door. 3. The garage door entry must be grade level or have an adequate ramp to drive vehicles in and out of the space. Two garage doors are preferable. If the building does not have existing garage doors, the building must be able to accommodate 14 foot high doors. 4. Other tenants cannot be located above or below offered space. 5. B uilding must be away from Federal Buildings such as buildings that house probation, public defenders, courts, and/or social services offices. 6. Building must be located away from churches, childcare facilities, shopping centers, residential areas, schools, flood plain areas, power plants, electrical transformers farms, night clubs, bars and in close proximity to airport radar dishes and aircraft flight paths. 7. Access to the building must be large enough to accommodate large, long, tall, heavy vehicles. 8. If a railroad exists near the facility, the building must be located a minimum of 50 feet from an active railroad track. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
