RLP No. GS-05P-LOH19330 May 23, 2016 Lease Summary A.Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State:Columbus, Ohio Delineated Area:Beginning at the intersection of Interstate 70 and Interstate 270; Thence north along I-270 to the intersection of I-270 and Riverside Drive; Thence north along Riverside Dr. to the intersection of Riverside Drive and Powell Road; Thence east/northeast along Powell Road/Polaris Parkway to the intersection of Polaris Parkway and Interstate 71; Thence east along Polaris Parkway to the intersection of Polaris Parkway and Highway 3/N. State Street; Thence south on Hwy 3/N. State Street to the intersection of Hwy 3/N. State Street and I-270; Thence south/southeast along I-270 to the intersection of I-270 and I-670; Thence west/southwest along I-670 to the intersection of I-670 and I-71; Thence south on I-71 to the intersection of I-71 and I-70; Thence west along I-71/I-70 to the intersection of I-71/I-70, and then continuing west along I-70 to the place of beginning. (ABOA):20,154 ABOA SF Space Type:OFFICE Parking Spaces (Total):45 secured fenced (structured or surface) parking spaces must be available on-site for government vehicles and 69 parking spaces must be commercially available onsite or within 1/4 mile walking distance. The minimum distance from K thru 12 schools is a 2/10 of a mile. Single family residential areas shall not be within 2/10 of a mile. Distance shall be measured using path of travel method. The facility must also not be within line of site even if the distance requirement is met. Churches, Multi-family residential, and commercial day care centers shall not be within direct line of sight of the offered building. A minimum 20' setback is required from the building and public right of ways and any on-site public parking. 45 secured fenced (structured or surface) parking spaces must be available on-site for government vehicles. Secured parking shall be fences with 8' tall anti-climb fencing. On-site parking includes 39 spaces for government vehicles, plus 6 spaces for oversized vehicles: 1 Bus - 41'L x 9'8"W x 12'6"H, 1 Trailer -15'4"L, 7'6"W, 7'9"H, 4 Maxi-Vans - 18'9"L, 7'8"W, 7'8"H. Offered space may be located on not more than two (2) contiguous floors. For space located on floors above ground level, secure access from the sally port to the offered space is required through a service elevator in a non-public travel path. An enclosed and unconditioned fenced, screened and secure Sally Port is required. The Sally Port must have a minimum width of 25', minimum length of 60' to accommodate a 45' long by 13' high bus. Mechanical exhaust and ventilation is required. A drive-thru design is preferred. The building and parking area should provide acceptable access including adequate turning radius for buses/large vehicles and direct secure access into the premises on the ground floor. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, Sustainability, and ISC Security Level III requirements as set forth in the Request for Lease Proposals. Offered space shall not be in the 100 or 500 year flood plain. B.Projected Dates.
