Description
Contractor shall provide services to furnish all materials, labor, development support, safety equipment and access equipment required to update roof inventory for 4.5M square feet (360 buildings) of existing roofs conditions, and assess the roofs. Contractor collects current condition data and global positioning system (GPS) data in Microsoft compatible roof management database program with export capabilities to the Fort Hood Geographic information System (GIS). Contractor shall perform pre-assessment roof preparation, which shall address minor maintenance items to ensure the roof assessment process allows for complete and accurate assessments of all roof components. Contractor will provide DPW inspector the opportunity to accompany them while conducting roof inspections in order to obtain on-site hands-on roof-top training for preventive maintenance and roof repair which will be at the Government discretion. Contractor will provide a recommended fall protection system plan for each building inspected, be prepared to install the system the following year and provide annual testing. Contractor shall preform preventive and minor repairs to include: removal of debris, leaves and plants; cleaning all drains, scuppers, gutters and downspouts; testing all drainage system components to confirm proper operation; removal and disposal of misc. minor debris; inspection and repair of roof membrane defects as necessary (splits, tears, holes, etc.); filling pitch pans and reinstalling HVAC service panels; resealing, as necessary, roof penetrations, parapets, equipment curbs, skylights, and misc. flashings.
