The General Services Administration (GSA) seeks to lease the following space: State: Kansas City: Lenexa Delineated Area: West: Ridgeview Road to Route 10 to Renner Boulevard North: Johnson Drive East: Lamar Avenue South: 119th Street Minimum Sq. Ft. (ABOA): 46,180 Maximum Sq. Ft. (ABOA): 46,180 Space Type: "Laboratory" Light Industrial or Flex Space Parking Spaces (Total): 113 Parking Spaces (Surface): 113 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 20 years Firm Term: 15 years Option Term: N/A Additional Requirements: • Single story, all on the same grade without ramps, Class A facility. • Mezzanine or loft space will not be considered part of the ABOA SF. • A Single Tenanted building is preferred. • Approximately 25,000 SF laboratory and support space. • Approximately 17,000 SF office and related space • Approximately 4,000 SF loading dock and receiving. • 24 hour access required. • 9'-0" to 12'-0" ceiling heights in office space • 10'-0" to 12'-0" ceiling heights in laboratory/storage space. • One loading dock with room for a 53 foot long semi-truck. • 100 to 150 pound floor loadings. • Level II Security. • Emergency Power will need to be provided.
