- U.S. Government Seeks Office Space in Madison, WI General Services Administration (GSA) seeks to lease the following space : State: WI City: Madison Delineated Area: North: Highway 19 South: Highway 12/18 East: Reiner Rd. continuing south on Sprecher Rd to Cottage Grove Rd., continuing West to highway 39, continuing South on highway 39 to Highway 12/18 West: Highway 113 Minimum Sq. Ft. (ABOA): 3,930 contiguous Maximum Sq. Ft. (ABOA): 4,126 contiguous Space Type: Office (4,126 USF ABOA) Parking Spaces (Total): 5 on-site Parking Spaces (Surface): 5 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 180 months Firm Term: 180 months Soft Term: N/A Option 1 Term: 60 months Option 2 Term: N/A Additional Requirements: 1. Proposed building must not be located in a floodplain area 2. Additional public parking must be available within ¼ mile of the offered space. 3. Space must be contiguous, in one-block without being separated by a corridor Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: · Building name and address and location of the available space within the building · 1/8” scaled drawings of the entire floor of the space offered, identifying the space, stairwells, etc. and the ground floor of the building including points of egress, or preferably a CAD drawing of the same. · Rentable Square Feet (RSF) available and expected rental rate per RSF, fully serviced · ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any · Date of space availability · Building ownership information · Amount of parking available on-site and its cost.
