More than 3 million visitors come to Yellowstone each year. 95,000 overnight guests stay at the Mammoth Hot Springs Hotel annually, while thousands of day use visitors come to the Mammoth area as part of their visit to Yellowstone. This building has a ground level footprint of 18,845 square feet (sf). The total square footage for the building is 56,787 sf. The Guest Wing accounts for 43,420 sf. Currently there are 124 guest rooms serving 95,000 guests annually. As winter wolf viewing has become more popular with the public, this facility has seen a corresponding increase in winter use. The Mammoth Hotel Rehabilitation involves the structural and seismic stabilization of the Lobby, Porte Cochre, and Map Room areas of the historic, 90 year old Mammoth Hot Springs Hotel. Additionally it includes upgrades to the life safety, mechanical and electrical systems and addresses ADA and egress issues to meet current codes in these areas. Work must be coordinated with other construction contracts at the Hotel. There is a strict construction schedule to have the Hotel ready for the summer 2017 season. The scope of the project includes: 1. Demolition and removal of existing interior structures, partition walls, restrooms etc. 2. Seismic and structural stabilization of the Hotel which requires construction of shear walls, structural roofing systems and moment frames. 3. Construction of two new two-story additions and a basement mechanical room. 4. Replacement of a portion the original electrical system. These electrical upgrades include new distribution panels and wiring for services expected by the guests. Light fixtures and emergency lighting shall be upgraded. 5. The one pipe mechanical heating system will be replaced with a two pipe thermostatic controlled system. A new steam to hot water heat exchanger system will be installed. All exposed heating pipe will be insulated. The system shall be designed to allow future expansion into the guest room areas. 6. Fire-smoke detector systems and fire sprinkler systems will be upgraded, including a new fire riser in the new mechanical room in the new basement. Areas of refuge will be constructed. 7. Construction of a new entry vestibule and an accessible elevator. Type of Procurement: It is anticipated that a negotiated firm-fixed price contract will be awarded requiring submission of both a technical and price proposal. The government will consider an offeror's technical capability in comparison to its price. Estimated Price Range: $5 million - $10 million Estimated Period of Performance: August 2016 - June 2017 Proposal receipt date is not known at this time. The actual date will be established in the solicitation documents. A pre-proposal meeting may be posted and date/location will be noted in the solicitation. All responsible sources may submit an offer which, if submitted in a timely manner, will be considered. It is the policy of the government to provide maximum practicable opportunities in its acquisitions to small business, veteran-owned small business, small disadvantaged business, and women-owned small business concerns. Such concerns must also have the maximum practicable opportunity to participate as subcontractors in the contracts awarded by any executive agency, consistent with efficient contract performance.
