- GSA Public Buildings Service U.S. GOVERNMENT RLP 6UT0149 General Services Administration (GSA) seeks to lease the following space: State: Utah City: Moab Delineated Area: City of Moab, UT North- Highway 128 East- Sand Flats Road South -Spanish Train Road West- Kane Creek Road Minimum Sq. Ft. (ABOA): 10,264 ABOA Office 8,284 USF Warehouse 80,000 USF Fenced Wareyard Maximum Sq. Ft. (ABOA): 10,804 ABOA Office 8,720 USF Warehouse 80,000 USF Fenced with asphalt Wareyard Space Type: Office, Warehouse, Wareyard Parking Spaces (Total): 76 surface spaces Parking Spaces (Surface): 66 10x20 spaces, 7 Accessible and 3 RV pull through spaces 14x40 Parking Spaces (Structured): None Parking Spaces (Reserved): None Full Term: 20 years Firm Term: 20 years Option Term: None Additional Requirements: Offered office space shall be contiguous and ground floor is preferred. Office, warehouse and wareyard shall be located on the same site plan, and the preferred warehouse space would be attached to the office area. Site should allow a Grounded Pad for a 40 foot freestanding radio tower located 10 to 30 feet from the building. Site must be capable of sending and receiving radio transmissions from Bald Mesa and /or Utah State Microwave Tower. Warehouse should have 2,000 SF for heavy floor loading Wareyard must provide for efficient traffic flow and allow 70 foot tractor trailer turning radius. One way design required with a separate entrance and exit into the wareyard is needed. Wareyard must be paved with asphalt or concrete and fenced with 10 foot high barbed wire, at lessor shell cost. Offered buildings shall not be located adjacent to schools, residential areas, prisons/jails, heavy industrial areas, or any operations causing excessive odors or noise. LEED Silver NC is required for new construction. Energy Star label is required within 18 months after occupancy by the Government or must meet energy star steps for exemption as defined on the Energy Star web site. The Offeror is encouraged to include shared savings in the offer as a result of energy upgrades where applicable. ENERGY STAR tools and resources can be found at the http://www.energystar.gov Web site. The term "most recent year" means that the date of award of the Energy Star label by EPA must not be more than 1 year prior to the lease award date. For example, an Energy Star label awarded by EPA on October 1, 2011 is valid for all lease awards made on or before September 30, 2012. To earn the Energy Star label, a building owner or representative must follow the instructions on the Energy Star Web site at http://www.energystar.gov/eslabel. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A modified fully serviced lease, with Gas and Electric separately metered is required. Offered space shall not be in the 500 / 100 year flood plain. Expressions of Interest Due: July 15, 2016 Market Survey (Estimated): August 2016 Offers Due (Estimated): November 2016 Occupancy (Estimated): April 2018 Expressions of interest must include the following information: 1. Building/site name and address and location of the available space within the building/site; 2. Rentable square feet available and expected rental rate per rentable square foot, showing the rent broken into Shell rent and operating expense rent; Electrical and Gas shall be separately metered. 3. Date of space availability; 4. Building ownership information; 5. Amount of parking available on-site and cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 6. Energy efficiency and renewable energy features existing within the building; 7. List of building services provided; 8. One-eighth inch scale drawing of proposed space offered, and proposed site layout; 9. Name, address, telephone number, and email address of authorized contact; 10. In cases where an agent is representing multiple ownership entities, written acknowledgement; 11. Permission to represent multiple owners for the same submission; 12.
