Description

The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield a minimum of 13,000 net usable square feet in El Paso, Texas for use as a Community Based Outpatient Clinic (CBOC). The space must be handicap / ADA compliant, can be provided by new construction or modification of existing space, and must meet or be able to meet the Department of Veterans Affairs Life Safety codes and other applicable regulations.. On-site parking for a minimum of 55 vehicles is required; 3 (three) must be designated Disabled/Handicapped. This will be a fully serviced lease with a lease term of ten (10) years with the VA having the option to vacate the premises after the 5th anniversary, with a 90-day notice. The available space must be within the following delineated area: Northern Boundary: Los Mochis Rd, Canutillo, Texas Eastern Boundary: Ressler Road Southern Boundary: Sunland Park Dr. Western Boundary: Canutillo, Texas (See Attachment 1 for Delineated Area Map) A market survey of properties offered for lease will be conducted by VA personnel in in late June 2016. Interested offerors (owners, brokers, or their legal representatives) should contact Enrique Rivera, Contracting Officer, at (480) 466-7921 or via e-mail at enrique.rivera@va.gov with their submittals. Interested offerors must complete the attached coversheet for submission of the following information: "Name of Property "Address "Proof of ownership "Proof of Representation "Pictures "Space layout "Proof property is within the delineated area All submissions must be received no later than 3 PM PST, June 20, 2016 for inclusion in the market survey. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. Please note: This advertisement is not a solicitation for offers, nor is it a request for proposals. A solicitation for offers will be issued by the Department of Veterans Affairs at a later date. All interested parties will submit a request for the solicitation in writing to the attention of Mr. Rivera at the above referenced email address. Interested offerors should submit one (1) electronic copy of specific information concerning their properties. A site investigation of all properties will be conducted. Complete access of all properties will be required at the time of the site investigation. The VA will not enter into any sublease or ground lease. All offerors that want the VA to enter into a sublease or ground lease will not be considered.
