SOURCES SOUGHT NOTICE FOR LEASED SPACE DEPARTMENT OF VETERANS AFFAIRS(VA) REQUEST FOR LEASE PROPOSALS No:VA256-16-AP-6278 JACKSON MISSISSIPPI The Department of the Veterans Affairs (VA) is seeking to lease a minimum of 7,000 net usable square feet (NUSF), and up to 9,999 NUSF of space for use by VA as a Warehouse in the area of Jackson, MS, or close to the vicinity. VA will only consider existing buildings. The facility must be one (1) story and have a minimum of 17 feet high ceiling height, with column spacing of a minimum of 15 feet, and one (1) loading dock, and one drive in door. The length of term is five (5) years with five (5), (1) one year options. All offers will be considered for warehouse space. On-site parking must accommodate the grater of (i) local code required pro-rata share of parking allotted to the building for the duration of the lease term or (ii) a minimum of 7 parking spaces. The delineate area : North: Natchez Trace Parkway, East: Highway 80 South: Interstate 55 West: Interstate 220 Offers outsides the delineated area that submit an offer, will be considered, but their eligibility will be determine in consideration of the overall distance to the G.V Montgomery VA Medical Center. On-site parking must accommodate the grater of (i) local code required pro-rata share of parking allotted to the building for the duration of the lease term or(ii) a minimum of 7 parking spaces. The Offered Space: "Shall meet Federal and State Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. "The offered space shall be fully serviced "Hours of operation: 07:30 am to 6:00pm Monday through Friday, but accessible to VA personnel 24 hours per day, 7 days per week "Building shall not be in the 100 year flood plain "Shall not be next to a bar, liquor store or like establishment "Space shall not be near a residential hotel; and "Space shall not be located near an area where it is know that illegal activities occurs such as illegal drug sales. "Access to the space from the parking area must not involve traversing a busy road, highway ot other thoroughfare. "Space must available for occupancy no later than September 23, 2016 "A market survey of the space may be conducted by VA VA staff may conduct market survey of properties offered for lease.
