Delineated Area Map General Services Administration (GSA) seeks to lease the following space: State: NY City: Manhattan, NYC, NY Delineated Area: Start: From corner of W. 40th Street and Broadway — travel South along Broadway to W. 34th Street and Avenue of The Americas (6th Avenue). At W. 34th Street and 6th Avenue – travel South on 6th Avenue to Canal Street. At Canal Street - travel East to Lafayette Street. At Lafayette Street — travel South to intersection of Lafayette Street and Centre Street. At Centre Street – travel South along Centre Street (Centre Street becomes Park Row) — to intersection of Centre Street/Park Row and Brooklyn Bridge. Travel East - following Brooklyn Bridge - (using the Brooklyn Bridge as boundary) - along its south side and along Frankfort and Dover streets, until intersection of Brooklyn Bridge and South Street. At South Street - travel South along South Street (South Street flows South and to the West) to Whitehall Street. At Whitehall Street - travel North to State Street. Follow State Street - (West and North) to the intersection of State Street and Battery Place. Travel West on Battery Place to Route 9A (West Street/Lincoln Highway/Westside Highway). Travel North on Route 9A to West 40th Street. Travel East on West 40th Street to Start. See Attached Map. Minimum Sq. Ft. (ABOA): 28,373 Maximum Sq. Ft. (ABOA): 29,792 Space Type: Office (29,792 USF ABOA) Parking Spaces (Total): N/A Parking Spaces (Surface): N/A Parking Spaces (Structured): N/A Parking Spaces (Reserved): N/A Full Term: 49 months Firm Term: 43 months Soft Term: N/A Option 1 Term: N/A Option 2 Term: N/A General Requirements: Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an inefficient use of space. Subleases are not acceptable. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet or be capable of meeting Government requirements for Security, Fire Life Safety and Handicapped Accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered building shall not be in the 100 year flood plain. Agency Specific Requirements: Offered space must be contiguous and ideally on one floor. Alternate space plans may be considered, but must be approved by the GSA Lease Contracting Officer. Split space must, at a minimum, be no more than two blocks and be located directly above/below one another. The tenant agency cannot be located in the same building as any Federal, State, or local law enforcement agencies, IRS or U.S. Immigration Agencies. The Government shall have access to the space 24 hours a day, 7 days a week. Normal hours of operation are Monday through Friday 7:00 a.m. to 5:00 p.m. Office will operate on Weekends as well. Satisfactory public transportation must be located within a walkable ¼ mile of the offered space. Offered building must have a loading dock that is accessible 24 hours a day and have adequate room for a 40 foot trailer to maneuver. Offered building must have a freight elevator with access from the loading dock to the offered space.
