SOURCE SOUGHT EXPRESSIONS OF INTEREST NOTICE FOR LEASE SPACE DEPARTMENT OF VETERANS AFFAIRS (VA) REQUEST FOR INFORMATION No: VA256-16-AP-6278_1 Notice: This is not a solicitation for offer, nor a request for proposals. VA will not pay for any costs incurred as a result of this advertisement. Respondents are advised that the VA assumes no responsibility to award a lease based upon responses to this advertisement. This is an Amendment to the pervious sources sought VA256-16-AP-6278, X-Warehouse Solicitation Number: VA25616R0825. The Department of the Veterans Affairs (VA) is seeking to lease a minimum of 7,000 net usable square feet (NUSF), and up to 9,999 NUSF of space for use by VA as a Warehouse. To be considered, offered properties must be located within delineated area described below. VA will only consider existing buildings. The facility must be one (1) story and have a minimum of 17 feet high ceiling height, with column spacing of a minimum of 15 feet, and one (1) loading dock, and one drive in door. The length of term is five (5) years with five 1-year options. On-site parking must accommodate the grater of (i) local code required pro-rata share of parking allotted to the building for the duration of the lease term or (ii) a minimum of 7 parking spaces. Location: The delineated area is defined by the area beginning at the intersection of College St and Highway 471, and proceeding. "Proceed east on College Street toward Pearl Street "Turn Right onto West Government Street "Turn left to merge onto I-20 West toward Jackson "Follow 1-20 to Natchez trace Parkway in Clinton Take exit 34 from I-20 West "Proceed east on Natchez Trace Parkway "Turn right toward Rice Road "Use the left two lanes to turn left onto US-51 South "Turn right onto Calhoun Street "Turn right onto Madison Drive "Proceed southwest on Madison Drive toward Calhoun Street "Turn left at the first cross street onto US-51 North "Turn right onto Rice Road "Turn right onto Harbor Drive "Take Spillway Road to Langford Drive in Rankin County "Use any lane to turn left onto Lake Harbour Drive "Continue onto the Spillway Road "Turn right onto MS-471 South "Continue onto Old U.S. 80 E/Section Street "Turn left onto West Government Street "Turn left onto College Street Submission Requirements Please provide as much as possible of the following basic information and descriptions pertaining to the building you propose for consideration by VA. VA's assessment of your building will be solely dependent on the information you provide. VA reserves the right to eliminate a property that fails to provide sufficient information. All submissions should include the following information: (1)Name of Owner. (2)Address or locational description of the building. (3)Age of building. (4)Total existing gross square feet. (5)Site plan depicting the building and parking. (6)Floor plan of the proposed space. (7)Identification of on-site parking to be dedicated for VA's use. (8)A map demonstrating the building is within the delineated area. (9)Description of ingress/egress to the building. (10)FEMA map evidencing that the building lies outside the 100-year floodplain. (11)Building owners must provide evidence of ownership. Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to VA for development. (12)Any information related to title issues, easements and restrictions on the use of the building. (13)A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction. ADDITIONAL REQUIREMENTS oShall meet Federal and State Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. oThe offered space shall be fully serviced. oHours of operation: 7:30 am to 6:00 pm Monday through Friday, but accessible to VA personnel 24 hours per day, 7 days per week. oBuilding shall not be in the 100 year flood plain. oShall not be next to a bar, liquor store or like establishment. oSpace shall not be located near an area where it is know that illegal activities occurs such as illegal drug sales. oAccess to the space from the parking area must not involve traversing a busy road, highway to other thoroughfare. oSpace must available for occupancy no later than September 23, 2016 oA market survey of the space may be conducted by VA Interested Offerors (owners, brokers, or their legal representatives) should submit Expressions of Interest electronically no later than 5:00 p.m. EST on July 11, 2016, to VA's real estate representatives below: Public Properties 3210 Grace Street, NW Suite 100 Washington, DC 20007 Attention: Ed BrennanMegan Shulin ebrennan@ppwashdc.com mshulin@ppwashdc.com 202-652-4194202-417-3621 NOTE: This advertisement is not a Solicitation for Offers (SFO), nor is it a Request for Lease Proposal (RLP).
