Description
The Government currently occupies office and related space in a building under lease in Port Huron, MI that will be expiring. The Government requires 600-750 ABOA Sq. Ft. of office space. Leased office space must have unlimited access to and use of a fully operational animal offload facility at no additional cost to the Government. The animal offload facility must be fully operated and maintained by the Lessor. The offload facility must be contiguous to the office space, and 4,500 - 5,000 rentable s.f. in size. The lease requirement is for 5 years, 1 year firm term. The space must be available for occupancy by January 1, 2017. DELINEATED AREA: City, State: Port Huron, MI to include the I-69 corridor to the West. Space must be located within an area bound by: North: Lapeer Road South: Griswold Road East: Michigan Road West: Wadhams Road Buildings which face and/or have street addresses on the boundary streets are deemed to be within the delineated area. The Government is considering alternative space if economically advantageous to the Government. In making the determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Offered space must meet all Government requirements for fire safety, accessibility, and sustainability standards per the terms of the lease. A full serviced lease is required. Offered space shall not be in a 100 year flood plain. Other applicable requirements include the following features: On-site parking must be available to accomodate multiple semi-trailers undergoing on-load and off-load livestock inspections. The offloading facility must include sufficient docks to accomodate the offloading of semi-trucks with livestock trailers as well as smaller passenger vehicles with trailers. Expressions of Interest must include the following information: • Building name and address, and location of the available space within the building • Rentable square feet available, and expected rental rate per rentable square foot, fully serviced • ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability • Building ownership information • Energy efficiency and renewable energy features existing within the building • List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
