- GSA Public Buildings Service U.S. GOVERNMENT WANTS TO LEASE SPACE IN RALEIGH, NORTH CAROLINA RLP No. 6NC0101 General Services Administration (GSA) seeks to lease the following space: State:Raleigh City:North Carolina Delineated Area:NORTH: Lane Street SOUTH: CabarrusStreet EAST: Bloodworth Street WEST: McDowell Street Minimum Sq. Ft. (ABOA):48,000 Maximum Sq. Ft. (ABOA):49,440 Space Type:Office Parking Spaces (Total):17 Parking Spaces (Surface):N/A Parking Spaces (Structured):N/A Parking Spaces (Reserved):17 Full Term:15 years Firm Term:10 years Option Term:N/A Additional Requirements:Offered space shall be located in a professional office setting. The space should be located on third floor or above. The space must be contiguous but may be located on multiple floors and must have the potential for an efficient layout. Column spacing shall be a minimum of 20' on center. Hi-density filing systems will require reinforced structural support unless located on slab. Parking spaces to be reserved and located in a controlled access garage or parking lot. On-site parking is preferred. The Government cannot be located on the same building with pretrial services, probation or public defenders, Mental Health Facilities (Psychiatrist or Psychologist), Drug Treatment Facilities (drug Counseling or Drug Treatment Clinics), Blood or Plasma donation Centers, Bails Bonds, Criminal Rehabilitation or Reintegration Services such as Halfway Homes, Law Firms Specializing in Criminal Defense or Immigration cases, Social Service Organizations, to include organizations that provide assistance to crime victims and immigrants and Temporary Labor Services, such as Day Labor Providers. The Government shall not be collocated in a building that has residential units. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expression of Interest should include: •Building name and address and location of available space within the building •Rentable square feet available and expected rental rate per rentable square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •ANSI/BOMA office area (ABOA) square feet to be offered •Building Common Area Factor •Date of space availability •Building ownership information •Amount of parking available on-site and its cost.
