Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Dallas Delineated Area: NORTH : Starting where International Parkway merges into 121 continue North East on 121 until it intersects with Interstate 35E. EAST: Starting at the intersection of Interstate 35E and 121 continue South of Interstate 35E until the intersection of State Highway 183. SOUTH : Starting at the intersection of Interstate 35E and State Highway 183 continue west on State Highway 183 until the intersection of International Parkway (97) WEST : Starting at the intersection of State Highway 183 (Airport Freeway) and International Parkway (97) continue North on International Parkway until it merges into 121 Minimum Sq. Ft. (ABOA): 31,472 Maximum Sq. Ft. (ABOA): 36,192 Space Type: Total Office Space Parking Spaces (Total): 4 Parking Spaces Parking Spaces (Surface): Per Local Code Parking Spaces (Structured): 0 Parking Spaces (Reserved): Four Reserved Parking Spaces for Government Vehicles to remain overnight Full Term: 49 months Firm Term: 43 months Option Term: None Agency Special Requirements 1. Offered space must be contiguous and preference is given for one floor, two floors maximum. If two floors are offered space must be contiguous stacked directly above each other. 2. If two floors are offered or if space is not on the first floor, the building must have a freight elevator with 24/7 access from the loading dock area to the offered space with a convenient path of travel 3. The tenant agency cannot be located in the same facility with any Federal, State, or local law enforcement agencies such as IRS, FBI, US Immigration Services, etc. 4. Offered building must have a loading dock or equivalent that is accessible 24 hours a day and have adequate room for a 40 foot trailer to maneuver.. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain.
