U.S. GOVERNMENT U.S. Forest Service (FS) seeks to lease the following space: State: IN City: Bedford Delineated Area: Bedford City Limits - See Delineated area Map *Visibility and easy access by the public is important within the delineated area.* Minimum Sq. Ft. (ABOA): 12650 Maximum Sq. Ft. (ABOA): 13000 Space Type: Current Flex Space (Office 8,075SF,1475 inside storage, 1000sf conference room space, 500sf food service area, 400sf Automated Date Processing (ADP) space, 1200sf of warehouse space. Parking Spaces (Total): 18 Parking Spaces (Surface): 18 Parking Spaces (Structured): [......] Parking Spaces (Reserved): [......] Full Term: 7 years Firm Term: 3 years Option Term: Additional Requirements: Leased premises shall be located in an area that can support up to 42 additional vehicles for employee parking within a ¼ mile, 4 block radius of the leased premises or located within a ¼ mile, 4 block radius from a commuter transit line. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is not required. All utilities as well as janitorial services and snow removal are be paid by the lessee and facility care including but not limited to lawn care, landscaping and building maintenance shall be paid by the lessor. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Bedford, IN, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
