Description
The General Services Administration (GSA) intends to exercise an option to renew a lease in Chantilly, VA for a five (5) year term. : City/State:Chantilly, VA Delineated Area:Northern Virginia Minimum Sq. Ft. (ABOA):62,177 Maximum Annual Rental Rate:$2,460,060.76 Space Type:Office and related space Parking Spaces (Total):Per local code Parking Spaces (Reserved):300 Full Term:5 years Firm Term:5 years Option Term:N/A Additional Requirements:- The offered building must have the ability to accommodate ISC Level IV Security Requirements without infringing on public space. - The Government requires the right to fully control and secure the parking lot, to include all vehicle and pedestrian entrances. Parking spaces must be marked and accessible 24 hours a day and seven (7) days a week. - The offered building must be able to allow the Government to conduct continuous operations 24 hours a day and seven (7) days a week. - The offered building cannot be shared with any other government or commercial tenants, including retail, concessions or services. The Government intends to exercise an option to extend a lease in accordance with GSAM 517.207 (Exercise of Option) to RT Avion LLC, for the property located at 14560 Avion Parkway, Chantilly, VA. The option for renewal will be for 62,177 ANSI/BOMA Office area square feet (ABOA) of fully-serviced space for a five (5) year term. The Government will consider alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole-source justification to remain at the current location. In making the determination, the Government will consider, among other things, the availability of alternate space that potentially could satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements, replication of telecommunications and computer network infrastructure, security measures, and non-productive agency downtime, if applicable. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Expressions of interest should include the following information at a minimum: 1.Building name, address, and age; 2.Location of space in the building and date of availability; 3.Rentable square feet (RSF) offered and rate per RSF; 4.ANSI/BOMA office area/usable square feet (USF) and rental rate per USF, full service inclusive of a Tenant Improvement Allowance of $50.64/USF and a Building Specific Amortized Capital (BSAC) Allowance of $35.00/USF, meeting GSA's standard building shell requirements; 5.Name, address, telephone number, and email address of authorized contact; 6.Scaled floor plans (as-built) identifying offered space; 7.Information on project and building ownership. 8.Any tenant concessions Projected Dates.
