- Expressions of Interest Sought The U.S. Government currently occupies office and related space in a building under lease in San Antonio, TX that will be expiring. The Government requires office and related space yielding a minimum of 4,420 ANSI/BOMA office area (ABOA) square feet. The space at a minimum should consist of at least 1,860 sq ft. of office space and related space and 249 sq ft. of general storage. A total of ten (10) on-site, inside and 26 outside parking spaces are required. Minimum ABOA square feet: 4,420 Maximum ABOA square feet: 4,420 The lease term requirement is for 15 years with 5 years firm. The space must be available for occupancy by 06/26/2018. The delineated area is located in the city limits of San Antonio, Texas: North Boundary – Loop 1604 South Boundary – Loop 410 West Boundary – Blanco Road East Boundary – Wetmore Road Other applicable requirements include the following features: 400 sq. ft. of Sample Prep Room Space including, counter space shelving for supplies and equipment. 240 sq. ft. of food service area. 1,151 sq. ft. of structurally changed area. 100 sq. ft of ADP area 420 sq. ft of Conference & Training area Janitorial cleaning/maintenance is to be performed after tenant working hours, Monday through Friday. A separate HVAC unit is required to service the Data Room only (approximately 100 square feet ). The unit must operate 24 hours per day, 7 days per week. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any · Date of space availability · Building ownership information · Amount of parking available on-site and its cost. Include whether the expected rental rate includes the cost of the required Government parking (if any) · Energy efficiency and renewable energy features existing within the building · List of building services provided The Government’s decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
