- The United States Government currently occupies office and related space in a building under lease LPR19053 in Hato Rey, PR that will be expiring. The Government is seeking a succeeding lease for approximately 4,438 rentable square feet of office and related space. The rentable space must yield a minimum of 4,162 ANSI/BOMA Office area square feet (OASF) of first class, high quality office space. The lease term requirement is for ten (10) years, five (5) years firm. The space must be available for occupancy on or before 2/28/17. Delineated Area: North: Northern tip Puerto Nuevo River. South: Ave Franklin D Eleanor Roosevelt (RT23). East: Avenida Luis Munoz Rivera (Rt 1) West: Expreso John F. Kennedy (Hwy #2) This is not an invitation for a proposal. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis to determine whether to complete the lease requirement and pursue a sole source justification to remain at the current location. In making the determination, the Government will consider, among other things, the availability of alternative space that can potentially satisfy the Government’s requirements, as well as the costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency overtime.
