Description
U.S. GOVERNMENT The General Services Administration (GSA) seeks to lease the following space: State: Texas City: El Paso Delineated Area: North : Highway 375; East : Highway 375; South : US Interstate Highway 10; West : State Highway 54. Minimum Sq. Ft. (ABOA): 23,000 (4,000 Office & 19,000 Warehouse) Maximum Sq. Ft. (ABOA): 27,000 (5,000 Office & 22,000 Warehouse) Space Type: Flex and related space Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Full Term: 10 Firm Term: 5 Renewal Option: N/A Additional Requirements: Contiguous space is required. Government shall have access to the space 24/7/365. Agency requires a minimum of one 14’X14’ drive in door and one dock-high door, however. Agency prefers two 14’X14’ drive in doors. Agency requires minimum 22’ clear ceiling in warehouse space. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Action: for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: · Building name and address and location of the available space within the building; and · Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; and · ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; and · Date of space availability; and · Building ownership information; and · Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; and · Energy efficiency and renewable energy features existing within the building; and · List of building services provided.
