- Standard Space Lease Search Area Map EMI Search for Sources (corrected info) State:Michigan City:Belleville or surrounding area Delineated Area:Within a 15-mile radius centered on our existing facility at 8800 Beck Road-Eastside Belleville, Michigan 48111 (see attached Google Earth image)This area excludes all properties serviced by the Belleville Municipal Water Supply in proximity to Willow Run Airport and all properties serviced by the Ann Arbor Municipal Water Supply. Minimum Sq. Ft. USF:16,000 Maximum Sq. Ft. USF:19,500 Space Type:Office Parking Spaces (Total):125 TBD Parking Spaces (Reserved):12 TBD Full Term:10 years Firm Term:7 years Option Term:None Environment Certification:LEED silver or Energy Star preferred TI allowance:$43.47 minimum •We are not considering any build to suit projects this has to be an existing building. •Only real estate sources are being considered at this time. Non-real estate sources will not receive a response. •You will be required to provide a minimum Tenant Improvement Allowance of $43.47 per square foot. This will include, all interior improvements, security upgrades including blast resistance, IT and data cabling, IT components and infrastructure, this list is not all inclusive. The TI allowance listed is the GSA minimum for Detroit metro area, it is the FAA preference to have a TI allowance of $50.00 per rentable square foot to insure there are no out of pocket tenant improvement costs. •The Federal Aviation Administration currently occupies office and related space in a building on Willow Run Airport and the lease will be expiring in September, 2017. •Expressions of Interest should be submitted in writing and should include the following information at minimum (This is not an invitation for bids or request for proposals): Building name/address/building ownership information Location of space in the building and date it will be available. Rentable square feet offered, asking rental rate per square foot, proposed TI allowance (FAA required minimum). How the building common area factor was calculated. (no common area factor will be allowed in a single tenant building). Floor plan showing available space. Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease. A fully serviced lease is required. The Government reserves the right to reject any building that does not meet agency requirements upon submission of the expression of interest. No further notification will be required on the part of the Government.
