- Delineated Area Map Market Survey Form Blank U.S. GOVERNMENT Project No. 5CA0929 General Services Administration (GSA) seeks to lease the following space: State: California City: Los Angeles Delineated Area: North: Third Street South: Olympic Boulevard East: Harvard Boulevard West: Highland Avenue Minimum Sq. Ft. (ABOA): 11,350 Maximum Sq. Ft. (ABOA): 11,918 Space Type: Office Parking Spaces (Total): 3 Parking Spaces (Surface): Meet local code Parking Spaces (Structured): 0 Parking Spaces (Reserved): 3 for Government Vehicles Full Term: 15 years Firm Term: 10 years Option Term: none Additional Requirements: Offered space must be contiguous on a single floor; if offered space is above the ground floor, a minimum of two (2) elevators must be available. Space must allow efficient use, including: configuration (space shall be no more than twice as long as it is wide); size, number and placement of columns must be at least 20 feet apart and 20 feet from any interior wall; and columns will be no more than 2 foot square. S pace to be located within two (2) city blocks from a primary or secondary street with proximity to public transportation and local area amenities per RLP. Parking: Office has 37 employees and 350-400 daily visitors on average. Where on-site parking is not available, parking for the disabled must be located within the same block. Minimum, weekday access to leased space from 7:00 a.m. to 6:00 p.m. and janitorial services to be provided on weekdays between 7:00 a.m. and 5:00 p.m. Lessor to provide TI Allowance per Request for Lease Proposal. O ffered space must meet Government requirements for fire safety, accessibility [Architectural Barriers Act Accessibility Standards (ABAAS)], seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.
