- General Services Administration (GSA) Seeks to Lease the Following Space: The General Services Administration (GSA) seeks to lease the following space: State: Louisiana City: Mandeville/Slidell Delineated Area: Beginning at the intersection of Interstate 12 (I-12) and US Highway 190 travel east on I-12 to N. Military Road. Proceed south on N. Military Road to Highway 190. Turn right and travel west on Highway 190 to Interstate 10 (I-10). Proceed south on I-10 to exit 263 Old Spanish Trail. Turn right onto Old Spanish Trail and travel northwest to the intersection with Pontchartrain Drive. Turn right onto Pontchartrain Drive and travel northwest to the intersection with Bayou Liberty Road and Front Street. Travel northwest on Bayou Liberty Road to Thompson Road. Turn right onto Thompson Road and travel north to Highway 190. Proceed west on Highway 190 to E. Causeway Approach. Turn left onto E. Causeway Approach and travel west to Monroe Street. Turn right onto Monroe Street then right onto Highway 22W (W. Causeway Approach) towards Madisonville. Travel Northwest on W. Causeway Approach to Emerald Road. Turn right onto Emerald Road and proceed east to Highway 190. Proceed north on Highway 190 to Interstate 12. (see delineated area map below) Minimum Sq. Ft. 6,510 RSF; 5,008 ABOA Maximum Sq. The Government will consider alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Alternative space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Delineated Area: To receive consideration, submitted properties must be located within the delineated area which is bounded by the following roads. Properties fronting any of the following roads are considered to be within the delineated area. A map of the delineated area is provided for further clarification of the boundaries: <img src="file:///C:/Users/MORGAN~1/AppData/Local/Temp/msohtmlclip1/01/clip_image002.gif" alt="" width="594" height="309" /> Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1) Name of owner; (2) Age of building; (3) Total existing gross square feet, and gross square feet per floor; (4) Site plan depicting the building and parking; (5) Floor plan and gross square footage of proposed space; (6) Identification of on-site parking; (7) Address or described location of building; (8) Location on map demonstrating the building lies within the delineated area; (9) FEMA map evidencing that the property lies outside the 100-year floodplain; (10) A narrative and map describing proximity of the building to amenities; the nearest bus and/or train stop, and major transportation routes; (11) Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (12) Any information related to title issues, easements, or restrictions on the use of the building.
