(ABOA): 26,426 Space Type: Office Parking Spaces (Total): 26 reserved GOV Full Term: 15 Years Firm Term: 10 Years Option Term: None Additional Requirements: **This posting is correction to the ABOA square footage of original FBO notice 5AZ0163 •Occupancy must be located within a modern office building on the second floor or higher. Offered space must be located on no more than two floors. • Offered space must be efficient and not present significant design constraints, such as irregular shape of demised space, large columns, narrow core to building façade, column spacing less than 20' on center, etc. • The occupancy will need to comply with Facility Security Standard Level 2 and other security requirements determined by the US Army Corps of Engineers. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 - year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Phoenix, AZ, that will be expiring 8/31/2017. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Interested Respondents should include Building Owners, or if a Broker, please include the Exclusivity Agreement/Representation Letter/ or Listing Contract granting the exclusive right to represent the building by the Building Owner, in your expression of interest.
