- North: Griffin Road South: NW 202 nd St East: S University Dr West: SW 184 th Ave Rooms: •· One Main Entrance Reception Vestibule (90 sq ft) •o The vestibule needs to have keyed access to the open office area, and keyed access to the conference room. •o The vestibule needs to have a way to see and hear persons attempting to gain entrance into the open office area. (Either a glass 'teller window', or an audio/video intercom has worked in the past.) •· Primary Workspace Area (470 sq ft) •o The primary workspace area needs data and power to three cubicle or private office locations, and one scanner/shredder location. Any cubicle locations/layouts should not hinder light from the windows, or block easements. •· One Conference / Interview Room (180 sq ft) •o The conference room needs to comfortably sit six people at a table. •· One IT Networking Equipment / Office Supply Room (100 sq ft) •o A wall mounted IT enclosure needs to be installed two feet from the floor, leaving space for an Uninterrupted Power Supply to be placed under the enclosure. •o A dedicated power circuit is required for the IT equipment with a breaker switch adjacent on the wall mounted enclosure. •o Good ventilation is needed in the room to remove any heat that the networking equipment might produce. •o All data cable drops need to be able to be wired to the room, and terminated in the wall mounted enclosure. •· One Firearms / Evidence Room (160 sq ft) •o The room will need to have a gated steel mesh cage in the back half of the room for evidence, and it will require an electronic dead bolt lock (CDX-10) on the entrance to the room. Minimum Space Needed: Type of Space Totals Cubicles or private offices for 3 staff, 120 square feet each 360 square feet Reception vestibule 90 square feet Hallways and workspace adjacent to copier, shredder, etc. 110 square feet Evidence and firearms room 160 square feet IT network equipment and office supply room 100 square feet Interview / Conference Room 180 square feet Minimum space needed 1,000 square feet Parking 2 spaces Rekeyed Doors: •· All doors require keyed entry. •· All doors need to be solid. Secured Perimeter: •· No one should be able to crawl through a drop ceiling into the office. If it's possible for someone in the building to enter the space through a drop ceiling then a design will be necessary to prohibit the unwanted access. •o One option might be to install wire mesh from the tops of the perimeter walls to the above slab •o Another option might be to extend the walls slab to slab. •· The perimeter walls require a minimum sound proofing rating of STC 30. Power and Data: Install data cables, (includes termination, labeling and testing), wall mounted enclosure, patch panel, and removal of any old cabling, etc. Two data connections from the building DMARC to the enclosure located in the IT/supply room. (One for office internet service, and one analog line for the security system.) Two CAT 6 data drops to a duplex data outlet at each desk/workstation location. Two CAT 6 data drops to a duplex data outlet within the conference/interview room. Two CAT 6 data drops to a duplex data outlet within the firearms room. Two CAT 6 data drops to a duplex data outlet at the high speed scanner location. Any cubicle requires its own dedicated circuit and two duplex power outlets. One of which needs to be adjacent to the data duplex outlet. •· A quadroplex electrical outlet is required for the high speed scanner location. •· A dedicated quadroplex electrical outlet is required for the IT equipment with a breaker switch adjacent on the wall mounted enclosure. •· Additional duplex power outlets throughout the suite as per electrical receptacle spacing standards. General: Motion sensor type light switches, and coverings on windows as detailed in the Finishes section. Finishes: •· Equal to the quality of the standard finishes determined by GSA for the New Jersey field office. •o The two storage rooms need to have VCT, and the rest of the office needs to have carpet tile. Non-Construction (FYI) Furniture: Conference Room: •· A conference table that will seat six •· Six chairs 3 Workstations each with the following requirements: •· Cubicle system walls with conduits for power and data •· One pedestal with a couple smaller drawers •· Two locking file cabinets that will fit under the work-surface •· Task Lighting •· One chair per workstation (If any used furniture is available in the vicinity, then it will reviewed for use.) Kastle Security System: •· One Kastle card reader is required on the Evidence room. Other Office Equipment: •· One gun safe •· One heavy duty shredder •· One high-speed scanner Other Office Services: •· High-speed internet service
