- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: California City: Riverside or Corona Delineated Area(see attached maps): RIVERSIDE AREA: North: I-215, Center Street, Santa Ana River West: Santa Ana River, I-15, Magnolia South: Magnolia, CA-91, La Sierra Ave., Victoria Ave., Arlington Ave., Chicago Ave. East: Chicago Ave., I-215 CORONA AREA: North: 91 Freeway West: I-15 Freeway South: Magnolia, S. Promenade, Sampson East: Crouse Minimum Sq. Ft. (ABOA): 16,366 Maximum Sq. Ft. (ABOA): 17,184 Space Type: Office and special usage Parking Spaces (Total): 51 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: 15 years Firm Term: 10 years Additional Requirements: • This facility will have special construction requirements both interior and exterior (full special requirements will be provided with the Request for Lease Proposal package) • 20 foot set back requirement • 24/7 HVAC needed in specific areas within the space • The parking area will need to be designed to accommodate the approach and exit of buses • Secured parking is required • Parking (if surface parking) o Can be secured with fences, walls, gates or other barriers to prevent unauthorized access o Entrance should use keypad/prox card to access o View in to parking should be obscured using landscaping or other methods o Some additional vehicle screening may be needed in vehicle outfit areas • Parking (if structured parking) o Parking can be sectioned off and secured with fences or gates - Entrance should use keypad/prox card to access Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
