- General Services Administration (GSA) seeks to lease the following space: State:Wisconsin City:Milwaukee Delineated Area: North: North Avenue East: 124th Avenue South: College Avenue West: Nicholson Avenue to Lake Michigan Minimum Sq. Ft. (ABOA):17,280 Maximum Sq. Ft. (ABOA):18,144 Space Type:General Office Parking Spaces (Total):49 Broken out as follows: • 26 shall be secured fenced (structured or surface) parking spaces must be available on-site for government vehicles • 23 additional parking spaces must be available either on-site or located in a separate lot and must be within 1/4 mile walking distance Parking Spaces (Reserved):26 secured fenced on-site Full Term:15 Years Firm Term:10 Years Option Term:N/A Additional Requirements: • The offered building shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. •The offered building shall not be more than 2/10 of a mile from a public transportation stop. •The minimum distance from K thru 12 schools shall be at least 2/10 of a mile. Single family residential areas shall not be within 2/10 of a mile. The distance shall be measured using path of travel method. The offered building shall also not be within line of sight of the above uses, even if the distance requirement is met. •Churches, Multi-family residential, and commercial day care uses shall not be within line of sight of the offered building. •Parking shall accommodate vehicles up to 7'4" in height. Parking shall be for full size vehicles and shall be secured with 8 ft. high anti-climb fencing. Fencing shall be chain link unless otherwise required by the local authorities having jurisdiction over the project. Access shall be by electronically operated commercial grade rolling or swinging gates. •Offered Building to provide an exterior covered sally port 24 ft. wide by 60 ft. long with a minimum enclosure of anti-climb chain link fencing extending tight to the roof cover. Provide fabric privacy screening over the fencing. Minimum clear height within Sally Port shall be 12 ft. Access shall be by electronically operated 12 ft. wide by 12 ft. clear height commercial grade roll down doors. Direct access from the sally port to the offered space shall be required through a secure non-public path of travel. •The offered space shall be located on no more than two (2) contiguous floors. •This requirement is for a Facility Security Level (FSL) III facility, as defined by the Interagency Security Committee (ISC). The offered property must meet the ISC requirements for an FSL III facility, including but not limited to the use of a combination of setbacks, site planning, façade hardening and structural measures to provide a medium level of façade and structure blast resistance protection. The site specific required protection will be determined at the sole discretion of the government on a case by case basis. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
