UNITED STATES GOVERNMENT Seeks Expression of Interest to Lease Office Space in Springfield, MO Procurement #: 5MO0143 State: Missouri City: Springfield Delineated Area: City Limits of Springfield, MO Minimum Sq. Ft. (ABOA): 3,990 Maximum Sq. Ft. (ABOA): 4,200 Space Type: Office Parking Spaces (Total): 15 Parking Spaces (Surface): 0 Parking Spaces (Structured or Secured by Fencing): 15 Parking Spaces (Reserved): 0 Full Term: 10 Firm Term: 5 Additional Requirements: · Offered space shall be in a modern quality building of sound and substantial construction in good condition acceptable to the LCO; if not a new building, the space offered shall be in a building that has undergone, or will be completed by occupancy, modernization or adaptive reuses for the space with modern conveniences. · Demising walls of tenant must be floor to structural ceiling and acoustically separate from neighboring buildings or from other tenants in the same building acceptable to the Lease Contracting Officer. Demising walls may require additional soundproofing and/or reinforced expanded metal. · Building cannot be: o Within 1,000 feet a day care facility. o I n a building that houses day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probations, public defenders, and/or social services within the building. o Have rooftop access into the space. o Located near power plants, electrical transformers, night clubs, bars, or in close proximity to an airport, radar dishes and aircraft flight paths. o Located in a high crime area or an area that will necessitate more extensive and stringent building security than a generally progressive and alert neighborhood with a low crime rate. · Antenna roof space for a 22’ antenna shall be made available. · Space cannot be inside a shopping mall or in a shopping center. · Access to space must be available on a 24/7 basis. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. Action : For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates. Expressions of Interest Due: August 29, 2016 Occupancy (Estimated): April 20, 2017 SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. Please refer to Procurement Number 5MO0143 when responding. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
