Revised Delineated Area U.S. GOVERNMENT The General Services Administration (GSA) seeks to lease the following space: State: Texas City: Corpus Christi Delineated Area: North: Interstate Highway 37, State Highway 188 East : Arkansas Bay, Corpus Christi Bay South : County Road 8, FM Road 70, State Highway 44 West: State Highway 359 Minimum Sq. Ft. (ABOA): 11,900 Maximum Sq. Ft. (ABOA): 11,900 Space Type: Warehouse and related space consisting of: - 500 sf of Office - 11,400 sf of Warehouse - One Unisex Restroom - 24/7 100% HVAC - Minimum 16’ Ceiling Clearance - Water drain - Auto Lift - need access and turn radius sufficient to accommodate a 65’ trailer Parking Spaces (Total): 2 Parking Spaces (Surface): 2 reserved, secured, fenced Parking Spaces (Structured): N/A Full Term: 15 Firm Term: 10 Renewal Option: 5 Additional Requirements: The proposed sites MUST be within the Delineated Area and the 27th Congressional District. Residential adjacency's to potential sites will be carefully reviewed with agency security guidelines, and at the government's discretion, may be eliminated from consideration. Existing Buildings only, No Build-to-Suit offers will be considered. Agency prefers to be located near site to be identified for procurement 4TX0737 Contiguous space is required. Offered space must provide one set of grade-level, drive-through 14’ roll-up bay doors. Government shall have access to the space 24/7/365. Government shall have the right to mount antennas on the roof of the building. Agency cannot be collocated with federal, state, or local government agencies, or private firms whose primary clientele are involved in or have ties to criminal elements. Agency cannot be collocated with agencies providing probation and/or parole services, halfway houses, drugabuse counseling/rehabilitation programs, and similar social service and welfare type programs, as well as private law firms representing drug offenders. Building entrances/exits are not to be located within a designated drug-free zone (typically this is within 1,000 feet of a school or park boundary). Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Action: for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: Building name and address and location of the available space within the building; and · Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; and · ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; and · Date of space availability; and · Building ownership information; and · Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; and · Energy efficiency and renewable energy features existing within the building; and · List of building services provided.
