Description
GSA Public Buildings Service U.S. GOVERNMENT Project No. 5TX0781 General Services Administration (GSA) seeks to lease the following space: State: Texas City: Irving Delineated Area: North: Beginning at the intersection of N. MacArthur Blvd and State Highway 183 and Airport Freeway 183 continuing in an easterly direction through the intersection of State Highway 183 and Story Lane continuing in an easterly direction ending at the intersection of Story Lane and Interstate Highway 35E. East: Beginning at the intersection of Story Lane and Interstate Highway 35E and continuing in a southerly direction ending at the intersection of Interstate Highway 35E and Inwood Rd. South: Beginning at the intersection of Interstate Highway 35E and Inwood Rd. continuing in a westerly direction through the intersection of Inwood Rd and State Hwy 356 ending at the intersection of State Hwy 356 and N. MacArthur Blvd. West: Beginning at the intersection of State Hwy 356 and N MacArthur Blvd continuing in a northerly direction ending at the intersection of N. MacArthur Blvd and State Hwy 183. Minimum Sq. Ft. (ABOA): 6,950 Maximum Sq. Ft. The proposed location must provide a 20' (foot) setback from roads and adjacent property lines, building entrances/exits are not to be located 1,000 feet minimum line-of-sight, or within the vicinity of Drug-free zone of school, park, daycare boundaries, residential, hoteling, and shopping areas. •B. The warehouse space must be able to accommodate tractor trailer access and turning radius, have at minimum two overhead retractable doors with drive up ramps (loading docks not required), 4,600 SF of oversized vehicle parking/bay use and 300 SF office and related space within the 6,950 warehouse. •C. At minimum the warehouse loading area should have a 10 foot wide by 12 foot high rolling dock doors. •D. Secure, structured parking is preferred; however, secure surface parking will be considered on a case-by-case basis. •E. The proposed facility shall not be located near Federal, State, local government agencies or private firms whose clientele participate or are involved in unlawful or illegal activities. •F. Agency cannot be collocated with agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare type programs, as well as private law firms representing drug offenders. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
