- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Louisiana City:New Orleans Area Delineated Area:Within either the delineated area of Metairie or the New Orleans CBD: Metairie consisting of the following area, (and must be within Congressional District 1): North: Lake Pontchatrain East: South on North Causeway Boulevard, to West on Airline Drive, West: From the Mississippi River, North on Florida Street to East on Russell Street, to Northwest on Hickory Street (changes to David Drive), to end at Lake Pontchatrain South: Mississippi River New Orleans Central Business District consists of the following: North: From the Intersection of I-10 & Canal St, Easterly to the Intersection of Canal St & Convention Center Blvd East: From the Intersection of Canal St & Convention Center Blvd, Southerly to the Intersection of Convention Center Blvd & Highway 90. South: From the Intersection of Highway 90 & Convention Center Blvd, Westerly to the Intersection of Highway 90 & South Claiborne Blvd West: From the Intersection of Highway 90/I-10 & South Claiborne, Northerly to the Intersection of South Claiborne & Canal St. Minimum Sq. (ABOA):34,469 Space Type:Office Parking Spaces (Total):65 Parking Spaces (Surface):18 Parking Spaces (Structured):47 Parking Spaces (Reserved): Full Term:15 Firm Term:10 Option Term: Additional Requirements:Space offered must be contiguous and have potential for an efficient layout. Space must be located on the second floor or higher. Space may be located on the top floor, provided no roof access is within the offered space. Buildings with public parking areas below the offered space will not be considered. Space shall be located in a professional office setting and not within 1,000' of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation centers and/or day care centers. Space shall not be located in the same building as day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probation, parole, public defenders, and/ or social services. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Metairie, Louisiana that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of Interest Due:September 9, 2016 Market Survey (Estimated):TBD Offers Due: October 2, 2016 Occupancy:December 27, 2016 Expressions of interest must include the following information: 1.Building name and address and location of the available space within the building 2.Rentable square feet available, and expected rental rate per rentable square foot, fully serviced 3.ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4.Date of space availability 5.Building ownership information 6.Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any) 7.Energy efficiency and renewable energy features existing within the building 8.List of building services provided 9.Building, space, and parking accessibility in compliance with ABAAS. 10.Building, space, and parking compliance with fire and life safety and seismic requirements. 11.Building, space, and parking compliance with ISC and Publication 64 security standards. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
