Description
The U.S. Government currently occupies office and warehouse space in a building under a lease in Frederick, Maryland that will be expiring on September 30, 2018. The Government requires space yielding the following: Warehouse: 10,094 ANSI/BOMA Office Area SF Office: 4,230 ANSI/BOMA Office Area SF Special (food service and conference): 2,700 ANSI/BOMA Office Area SF The lease term requirement is for ten (10) years, with five (5) years firm. The space must be available for occupancy by October 1, 2018. The delineated area is: Central Business District of Frederick, Maryland Other applicable requirements include the following features: - 30 - 35 parking spaces - Offered space must be capable of meeting the Government's Fire and Life Safety and accessibility requirements. The Government is considering alternative space if economically advantageous. The current shell rate ($1.17/rentable square foot) is well below the average asking rate for the City of Frederick. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Interested parties should send expressions of interest to: Trevor Otto Leasing Specialist Expressions of interest must be submitted to the above address by 4:00 p.m. EST on October 7, 2016, and must include the following information: •· Building name and address and location of the available space within the building. •· Rentable square feet available, and expected rental rate per rentable square foot. •· ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot. •· A floor plan in AutoCAD and PDF of the available space in the building •· Date of space availability •· Building ownership information to include, o wner's name, address, and a written statement from the owner that the offeror has legal authority to provide information on behalf of the owner's property. •· Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking. •· Energy efficiency and renewable energy features existing within the building •· List of building services provided •· Name, address, telephone number, and email address of individual to be contacted. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
