Kelley Ave S: NW 23rd W: N. Portland Ave Minimum Sq. Ft. (ABOA): 17,116 Maximum Sq. Ft. (ABOA): 18,828 Space Break Down Below : Space Break Down Below Ware yard Sq. Ft. : 18,900 Space Type: Office/Dry Lab/Warehouse + Ware yard Parking Spaces (Total): 50 Spaces=15 GOV + Public parking space 35 Employee & Visitors parking Parking Spaces (Surface): 35 Parking Spaces (Structured): N/A Parking Spaces (Reserved): 15 GOV Full Term: 240 Months Firm Term: 120 Months Option Term: N/A Additional Requirements: The site must be able to accommodate requirements for the use of offices space, warehouse space, ware yard space and special use space that will include laboratory space. Site should include a modern professional appearance and good site circulation. Space and site layout typically provides for professional office environment at the front of the facility/site with light industrial space (garage access, warehouse, secured vehicle/equipment storage) toward the rear or side of the facility in order to maintain a professional and attractive appearance for visitors and partners. The facility should be a mixed use, single tenant, professional office/flex type developments or business districts allowing (Flex) space that easily accommodate office, special use ( Lab Space will have 100 sq. ft. for showers), and light industrial operations in addition to exterior, fenced ware yard and circulation space. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: · Building name and address and location of the available space within the building · Rentable Square Feet (RSF) available and expected rental rate per RSF, fully serviced · ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any · Date of space availability · Building ownership information · Amount of parking available on-site and its cost.
