- ABAAS Compliance Report Certificate of Seismic Compliance Lessors Annual Cost Statement Proposal to Lease Space Space Safety and Environmental Checklist Federal Aviation Administration (FAA) seeks to lease class "A" office space. The area of consideration is the County of Los Angeles, California within the area bounded by an 4-mile radius of Long Beach Airport. There is a preferred area (within the aforementioned area of consideration) that will be used as an award factor. The preferred area is located within the following boundaries: North: Del Amo Blvd. South: East 7th Street/22 Freeway to the South East: 605 Freeway West: 710 Freeway Minimum Sq. Ft: 27,370 occupiable square feet Maximum Sq. Ft: 30,000 rentable square feet Parking Spaces (Total): 180 Parking Spaces (The spaces must be within 1/4 mile, 1320 feet, walking distance measured from the buildings main entrance.) Parking Spaces (Structered): Any combination of surface and structured Parking Spaces (Reserved): 15 Goverment Vehicles Full Term: 10 years Option Term: Two 5-year options Additional Requirements: The office space shall be contiguous or on contiguous floors, and accessible by elevators if offered space is above the first (ground) floor of the building. The office space must be accessible to the Government at all times. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the lease. A fully services lease is required. Offered space shall not be in the 100 year flood plain. Offered space must be located in an area with a crime rating of 199 or below as determined by using a Crime Index Report on crimeindex.com. Market Survey (Estimated): November 15, 2016 Offers Due: Initial Offers-anticipated January 23, 2017 Occupancy (Estimated): No later than June 4, 2018
