Description

The General Services Administration currently leases 16,552 rentable square feet (RSF), yielding 15,653 ANSI/BOMA Office Area square feet (ABOA) for the U.S. Geological Survey along with 33 surface parking spaces located at 2255 N Gemini Drive, Flagstaff, AZ 86001. Lease GS-09B-94446 is set to expire on December 31, 2016. Approval is requested to negotiate a 3 year extension with the incumbent landlord without full and open competition. The estimated full service rental rate, including 33 surface parking spaces, for the 16,552 RSF space is anticipated to be $20.22 per RSF per annum for three years. The anticipated total contract value for the three year lease extension is $3,012,132.96. The anticipated annual rental rate is $1,004,044.32. The current rental rate at his location is $20.22, $1,004,044.32 annual rent with an effective date of December 1, 1996. GSAM 570.405 (c) permits contracting without providing for full and open competition when the property or services needed by the agency are available from only one responsible source and no other type of property or services will satisfy the needs of the agency.
