Description

The General Services Administration currently leases 32,565 rentable square feet (RSF), yielding 29,292 ANSI/BOMA Office Area square feet (ABOA) for the Bureau of Alcohol, Tobacco, Firearms and Explosives (ATF) along with 72 structured parking spaces located at 201 E Washington Street, Phoenix, AZ 85004. Lease GS-09B-01165 is set to expire on December 16, 2016. Approval is requested to negotiate a 2 year extension with the incumbent landlord without full and open competition. The estimated full service rental rate, including 72 surface parking spaces, for the 32,565 RSF space is anticipated to be $32.13 per RSF per annum for two years. The anticipated total contract value for the two year lease extension is $2,092,674.24. The anticipated annual rental rate is $1,046,337.12. The current rental rate at this location is $32.13, $1,046,337.12 annual rent with an effective date of December 17, 2004. GSAM 570.106(d) exempts short term lease extensions described in GSAM 570.405 from the requirement to publicize lease acquisitions. Approved 8/8/16
