Description
Delineated Area Map U.S. GOVERNMENT Project 5CA1319 General Services Administration (GSA) seeks to lease the following space: State:CA City:Santa Ana Delineated Area:North Boundary: Chapman Ave between Main St and Prospect Ave; Irvine Blvd between Prospect and Newport Ave; South Boundary: Edinger Ave; East Boundary: Prospect Ave between Chapman Ave and Irvine Blve; Hwy 261 between Irvine and Edinger Ave; West Boundary: Main St Minimum Sq. Ft. (ABOA):14,306 Maximum Sq. Ft. (ABOA):15,021 Space Type:Office, Retail or Flex Parking Spaces (Total):3 Parking Spaces, Surface or Structure:3 Parking Spaces (Reserved):3 Full Term:15 Years Firm Term:10 Years Option Term:NA Additional Requirements:Space shall be located within the equivalent of two city blocks from a primary or secondary street. For efficient office configuration: space should be no more than twice as long as it is wide; and columns must be at least 20ft apart, 20ft from any interior wall, and no more than 2ft square. Contiguous space on one floor. For space above the ground floor, a minimum of two accessible elevators (one elevator may serve as a freight elevator). Where on-site parking is not available, parking for the disabled must be located within the same block. Offered Space shall provide for a minimum suspended ceiling height of 9 feet. Janitorial services to be provided on weekdays between 7:00 AM and 5:00 PM. Minimum normal hours of operation to be: •Mon - Fri: 7:00am - 5:30pm •Sat: 7:00am - 12:00pm Offered Space shall not be located in industrial or residential zoned locations or near tenants, buildings, or environments that create odors or noises (cleaners, bars, liquor stores, beauty salons, bingo parlors, drug treatments, detention facilities, eating establishments). Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall be out of the 100 year flood plain. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to this advertisement.
