Description
The General Services Administration (GSA) seeks to lease the following space: City, State: Alexandria/Springfield/Newington, VA Delineated Area: North: Beginning at the intersection of Accotink Creek and Little River Turnpike (Route 236), heading east on Little River Turnpike which turns into Duke Street, to Telegraph Road (Route 611) East: Telegraph Road to Franconia Road (Route 644) to S. Van Dorn Street (Route 613) to Telegraph Road to the Fairfax County Parkway (Route 286) to Richmond Highway (Route 1) South: Richmond Highway to Pohick Road (Route 638) West: Pohick Road, which turns into Rolling Road, which turns into Barta Road, to the Fairfax County Parkway to the intersection of Accotink Creek, following Accotink Creek north to the point of beginning. Approximate Sq. Ft. (ABOA): 47,778 - 52,556 Maximum Sq. Ft. (RSF): 54,945 Space Type: Office, Flex and Related Space Parking Spaces (Total): Local code required on-site parking spaces Parking Spaces (Reserved): Four (4) reserved spaces for Official Government Vehicles included in the rental consideration Full Term: Fifteen (15) years Firm Term: Ten (10) years Option Term: N/A Additional Requirements: - Approximately 23,800 ABOA SF will be used as workshop/ warehouse space, with the balance used as office space; - Workshop/warehouse space will be climate controlled; - Minimum clear ceiling height of the warehouse space is 15'; - At least one 10' high x 10' tall dock-high loading dock with a dock leveler; - Approximately 4,407 ABOA SF of the office space must provide a 15' clear ceiling height with an 18" raised floor (minimum of 16'6" slab to slab). This space will operate 24/7/365; - Secured access to the roof and space for four antennas; - Outdoor space for two generators; - Offered building must have the ability to comply with NENA 04-502 E9-1-1 PSAP CPE Site Characteristics. Subleases will not be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered space shall not be in the 100 year flood plain. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, CBRE, Inc. Expressions of interest should include the following information at a minimum: 1. Building name, address, and age; 2. Location of space in the building and date of availability; 3. Rentable square feet (RSF) offered and rate per RSF; 4. ANSI/BOMA office area/usable square feet (USF) and rental rate per USF, full service, inclusive of a Tenant Improvement Allowance of $46.74/USF and a Building Specific Amortized Capital (BSAC) Allowance of $35.00/USF, meeting GSA's standard building shell requirements; 5. Name, address, telephone number, and email address of authorized contact; 6. Scaled floor plans (as-built) identifying offered space; 7. Maximum clear ceiling height for both office and workshop/warehouse space; 8. Information on project and building ownership.
