- U.S. GOVERNMENT SOLICITATION No. 5MN0162 General Services Administration (GSA) seeks to lease the following space: State: MN City: Chanhassen Delineated Area: North: Arboretum Boulevard East: Powers Boulevard South: Lyman Boulevard West: Highway 41 Minimum Sq. Ft. (ABOA): 18,044 on 10 acre site Maximum Sq. Ft. (ABOA): 18,946 on 10 acre site Space Type: Total Minimum Sq. Ft. (ABOA) is 18,044 comprised of : 16,600 stand-alone Office Building 946 stand-alone Generator/Storage Building 498 stand-alone Upper Air Inflation Building Onsite/Outside Parking Spaces (Total): 86 Full Term: 15 years Firm Term: 10 years Option Term: None Additional Requirements: •· Offered stand-alone Office Space to be contiguous on a single floor. •· Janitorial services, maintenance and any work in the space must be performed during normal business hours. •· Hours of operation for Office Space to include: 1) portion of Normal Hours 8:00 am to 5:00 pm Monday through Friday, and 2) portion of Office Space 24 hours a day / 7 days a week with 3 shifts. •· Security Requirement, Facility Security Level II. •· Request for Lease Proposals (RLP) to include 2-tiered Tenant Improvement (TI) Allowance Pricing: the TI Allowance per Sq. Ft. (ABOA) for the existing lease Space will be lower than the TI Allowance for other locations offered. •· In addition, at Tenant Agency's sole cost, a stand-alone radar tower with fencing will be constructed and maintained by Tenant Agency. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is not required. Tenant agency directly pays for water, electricity, gas for heating, and sewage. Lease shall include requirements for janitorial service. Offered space shall not be in the 100 year flood plain.
