- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Dallas Delineated Area: From the intersection of Bethel Drive and S. Beltline, south on S. Beltline to I-30, west on I-30 to FM-157, north on FM-157 to TX 121, north on TX 121 to Ball St., north on Ball St. to W. Northwest Hwy, east on W. Northwest Hwy Bass Pro/Bethel Drive, east on Bass Pro/Bethel Dr. to S. Beltline Minimum Sq. Ft. (ABOA): 20,435 Maximum Sq. Ft. (ABOA): 20,435 Space Type: Flex (11,689 SF Office + 8,746 SF Warehouse) Parking Spaces (Total): 18 on-site secured parking spaces Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 18 Full Term: 15 Firm Term: 10 Option Term: Additional Requirements: • 1. Space must be contiguous. • 2. Entire 20,435 SF must be HVAC serviced. • 3. Minimum ceiling clearance in warehouse is 15'. • 4. Minimum column spacing is 25' CTC. • 5. Building must be fully sprinklered. • 6. Must have at least one 14' high by 12' wide roll-up overhead door. • 7. The garage door entry must be at grade level or include a ramp for drive-in access to the warehouse. • 8. Building shall be single story, however a two-story building will be considered if the agency occupies the first and second floors and the building meets ADA/ABAAS requirements. • 9. Buildings with tenants above or below the agency are not acceptable. • 10. Building should be located in areas away from federal buildings, buildings that house probation, public defenders, courts, and/or social services offices, churches, childcare facilities, shopping centers, residential areas, schools, flood plain areas, power plants, electrical transformer farms, night clubs, bars, and not in close proximity to airport radar dishes or flight paths. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: October 7, 2016 Market Survey (Estimated): October 17, 2016 - October 21, 2016 Offers Due: December 4, 2016 Occupancy: November 30, 2017 Expressions of interest must include the following information: • 1. Building name and address and location of the available space within the building • 2. Rentable square feet and expected rental rate per rentable square foot, fully serviced • 3. Date of space availability • 4. Building ownership information • 5. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any) • 6. Energy efficiency and renewable energy features existing within the building • 7. List of building services provided • 8. Building, space, and parking accessibility in compliance with ABAAS. • 9. Building, space, and parking compliance with fire and life safety and seismic requirements. • 10. Building, space, and parking compliance with ISC and Publication 64 security standards.
